Current Development Projects

 

Ferndale is experiencing an unprecedented period of growth and development. While not every project you’ve heard about is happening all at once, the City wants to make sure you’re aware of what’s being discussed, what projects have been approved, and what projects are under construction.

Raymond E Shepherd House

The Raymond E. Shepherd House is a 4-story, 53-unit mixed-use building located at 503 E. 9 Mile Road. All units will be barrier-free and adaptable to meet the physical needs of individuals as they age. All units will be offered at various AMI affordable rates and marketed specifically towards elder members of the LGBTQ+ community. This Full Circle Communities project also consists of community gathering rooms, a resource center and library, a laundry room, a social service office, and on-site property management. The Shepherd House was partially funded through the State of Michigan Department of Environment, Great Lakes, and Energy (EGLE) Brownfield Grant Funds and is currently in the construction phase.

180 Vester

180 Vester St., a CBD Urban-Flex-zoned property, currently houses a vehicle collision repair business, Ferndale Collision, of approximately 10,500 square feet. The property is proposed to be demolished for a five-story, mixed-use parking structure with a building footprint of 18,013 square feet. The applicant is proposing 8,700 square feet of retail and restaurant use on the ground floor and 161 parking spaces on the floors above. A parking structure is considered to be a Special Land Use and is subject to an additional set of criteria and review. 

 

Special Land Use 

Special Land Uses (SLU) are uses that may be allowed in the district only after a review of an additional set of criteria. These criteria are established to protect the districts from uses that may be more intense than permitted. All Special Land Use requests must be accompanied by plans and information demonstrating compliance with current zoning requirements and SLU criteria. Special Land Use projects require a Public Hearing in front of the Planning Commission and City Council Approval.
